I have held my Seniors Real Estate Specialist® designation since April 2015, and I remain committed to helping Central Florida seniors and their families navigate housing decisions with patience, clarity, and care.

What Is a Seniors Real Estate Specialist® / SRES®?

A Seniors Real Estate Specialist® is a REALTOR® who has completed specialized training focused on serving homebuyers and sellers age 50+. The designation is designed to help REALTORS® better understand the financial, lifestyle, health, and family considerations that may affect later-life real estate decisions.

Those decisions may include downsizing, selling a longtime family home, moving closer to family, exploring 55+ communities, buying a more manageable home, planning for aging in place, or helping loved ones work through a major housing transition.

Why This Designation Matters

Many real estate transactions involve numbers, contracts, inspections, deadlines, and negotiations. Later-life real estate decisions often involve all of that — plus additional layers of emotion, family communication, timing, and long-term planning.

A home may have been in the family for decades. Adult children may be involved. The homeowner may be weighing independence, safety, lifestyle, healthcare access, or the desire to simplify. Sometimes the best answer is to sell. Sometimes it is to stay. Sometimes the first step is simply understanding the options.

The SRES® designation reflects a commitment to serving this stage of life with extra thoughtfulness, preparation, and respect.

How an SRES® Can Help Seniors and Their Families

Every situation is different, but seniors and their families often need help thinking through questions such as:

  • Would aging in place require repairs, updates, or added support?

An SRES® does not replace legal, tax, medical, or financial professionals. However, an SRES® can help identify questions that may need to be discussed with those advisors and can coordinate the real estate side of the process with care.

Why I Chose to Focus on Seniors and Next-Chapter Moves

I believe later-life housing decisions deserve more than a rushed listing appointment or a generic market analysis. They deserve listening, patience, and a willingness to understand the whole situation.

For many seniors, the question is not simply, “What can I sell my house for?” The deeper questions may be, “What do I want life to feel like now?” “How much home do I really want to maintain?” “What would make life easier?” or “How do I make this transition without feeling overwhelmed?”

Since earning my SRES® designation in April 2015, I have continued to value this work because it combines real estate knowledge with something just as important: respect for the person, the family, and the life attached to the home.

A Thoughtful Approach to Central Florida Senior Real Estate

Central Florida offers many housing options for seniors and retirees, including established neighborhoods, one-story homes, condos, townhomes, villas, active adult communities, and 55+ communities. The right option depends on lifestyle, budget, location, maintenance preferences, family needs, and long-term goals.

Some clients want to remain close to familiar places such as doctors, church, friends, grandchildren, or favorite routines. Others want less yardwork, fewer stairs, lower maintenance, more social connection, or a fresh start. There is no one-size-fits-all answer.
