Florida has always held a sunny allure for Canadian buyers 🌴 — especially during winter months. But recent trends suggest a significant shift is underway. According to Redfin, home searches from Canada dropped by nearly 30% year-over-year in Miami and Orlando this May. Fort Lauderdale saw a 21% decline.

💸 A Cooling Market Driven by Politics

The decline began in February, not long after the U.S. imposed a 25% tariff on imports from Canada and Mexico. Experts say the strained political relationship is influencing buying decisions. Tariffs and political uncertainty are making Canadians more cautious about investing in U.S. real estate.

📉 Fewer Visitors, Fewer Buyers

In addition to real estate, tourism is also down. Florida welcomed over three million Canadian visitors in 2024, but early 2025 numbers show a decline. This dip could signal broader behavioral shifts — fewer tourists, less consumer spending, and softer interest in second homes and condos.
