Should You Buy or Build a Home in Central Florida? Here's How to Decide

When searching for a home in Central Florida, one of the biggest decisions you'll face is whether to buy a previously owned home or build a new one. Each path offers unique benefits and challenges depending on your timeline, budget, and lifestyle goals — especially in popular areas like Lake Nona, Windermere, or Apopka.

Previously Owned Homes in Central Florida

There are a number of benefits to buying a previously owned home. For one, they are typically move-in ready. You can close and start unpacking in four to six weeks. These homes are usually in well-established neighborhoods with mature landscaping, schools nearby, and amenities already built. Older homes have architectural charm and character that you won’t find in newer homes unless they’re custom built. Lastly, existing homes often cost less than newer builds, with some exceptions.

There are a few downsides to buying a previously owned home, however. Depending on the age of the house and how well it’s been maintained, you will need to budget for roof, HVAC or plumbing replacement in the near future. You will have to forego customization, as changing out the house’s current layout and design choices can be costly. Some older homes are less energy efficient if they lack modern insulation, windows or appliances.

Building a New Home Near Orlando

New builds can be exciting, especially since you’ll be the first to live there. You have the ability to make choices about finishes, layout and features that fit your lifestyle. New homes are usually built to current codes. They tend to have energy-saving systems and smart technology. Since everything is new, you won’t have to worry about major repairs or replacements. Many high-ticket items are covered by manufacturer or even builder warranties.

There are some challenges to be aware of, however, with new builds. They generally come at a higher price and unexpected fees, especially if they are custom built. Construction can take months and may be delayed. New homes are usually located farther from city centers.
